Arlberg Hotham Booking Terms and Conditions
The minimum deposit to secure the booking is half the total tariff. Deposits must be paid within 3 days of placing the reservation, otherwise the reservation will be cancelled and the apartment automatically available to re-let.
The balance of the total rent is to be paid in full by DIRECT DEBIT, PERSONAL CHEQUE OR CREDIT CARD (Visa & Mastercard accepted), 30 days prior to arrival. Wholesalers, Travel agents and Groups are not permitted to pay by Credit Card.
In the event of a cancelled booking 30 or less days prior to arrival, monies shall not be refunded unless the property is re-let for the total period of the proposed occupancy, in which case a service fee of $100 shall be charged to the person canceling the booking. In the event that the booking is cancelled more than 30 days before arrival, the client may elect to transfer the booking to another period or forward to the next season, without incurring penalty. Alternatively deposits are refundable (less $50.00 per person cancellation fee) up to 30 days prior to arrival date.
Arrival and Departure Times
Check In commences from 3.30pm on the date of arrival and the premises must be vacated by 10.00 am sharp on the day of departure. No exceptions will be granted and late departures will be charged an extra days tariff.
Number of Persons
The premises must be kept clean at all times and the number of occupants must not exceed the number of beds provided for, or the number agreed to with the Agent at the time of booking, (whichever is lesser).
The premises are rented for holiday purposes only for the specified period and vacant possession will be given up by 10.00 am on the date of expiration of the period.
An inspection of the premises can be made upon demand by Arlberg Management, if deemed necessary.
If, due to a lack of snow, there are less than 3 ski lifts operating at Hotham 3 days prior to the commencement of your snow holiday, you may choose to receive a credit or a full refund on all prepaid accommodation, meals, lift/lesson and hire products. You may not cancel your holiday on your check in date or if there are 3 lifts operating at the time of your request

To abide by Local Government Health Regulations and Body Corporate Rules, we hereby advise that no pets are permitted in any rental properties.
BOOKINGS ARE ACCEPTED BY US IN GOOD FAITH AS AGENTS
- With regard to telephone or postal bookings, no responsibility for
mis-description can be accepted by us.
- We cannot be held responsible for actions taken by the owners of
premises that are outside of our control, such as
- the property is sold or
- the property is altered in any way, or
- the property is withdrawn from letting
In any of the above or other circumstances, every reasonable endeavour will be made to find alternative accommodation.
No responsibility is taken by the Agent of the Owners for Tenants personal property.
Breakages and Damages
As the tenant you are responsible for all damages, Breakages and loss incurred during the term of your occupancy. These are to be reported or replaced and paid for prior to Check Out.
Please assist by leaving the premises clean and tidy, or additional cleaning fees may be charged.
Arlberg is a Smoke Free Building. There is a cleaning fee of $250 if smoking has occurred in the apartment. There are airlocks on level 5 and Level 1 Entranceways for Smokers.
These conditions are an agreement between the parties. Any infringement permits Arlberg Management to refuse a key, amend the rental or immediately terminate the tenancy.
